Abstract

This study examined the relationship between rapid urbanization, house rent dynamics, and housing affordability in Sabon Tasha, Chikun Local Government Area, Kaduna State, Nigeria. A descriptive survey design was adopted, and primary data were collected through structured questionnaires administered to 388 residents selected through a multistage sampling technique. Data were analysed using descriptive statistics and Pearson’s Chi-square (χ²) test of independence. The findings revealed that respondents perceived rapid urban expansion and increasing population concentration as major drivers of rising rental values and declining housing affordability. Nearly half of the respondents (48.00%) reported that urbanization had negatively affected housing affordability, while housing demand arising from population growth (59.02%) and rapid urbanization (56.70%) were identified as the principal drivers of rent escalation. Rent increases were perceived to be most pronounced in premium housing segments (53.00%). The Chi-square analysis further revealed a statistically significant relationship between respondents’ duration of residence and their perceptions of urbanization’s impact on housing affordability (χ² = 381.432, df = 9, p < 0.001). Respondents also reported increased household financial strain (45.10%), residential displacement (12.89%), and adverse effects on local economic activities (54.12%). The study concludes that rapid urbanization, coupled with weak housing governance, is associated with growing housing affordability challenges. It recommends strengthened rent regulation, improved land-use planning, and expanded public-private partnerships to enhance the provision of affordable housing in rapidly urbanizing peri-urban communities.
